Phase I Environmental Site Assessment (ESA): The Foundation of Due Diligence
A Phase I ESA is the primary tool used to identify Recognized Environmental Conditions (RECs)—the presence or likely presence of hazardous substances or petroleum products on a property. Performed in accordance with ASTM E1527-21 standards, this non-intrusive investigation involves:
- Site Visit: A thorough physical inspection of the property to catalog the presence of hazardous materials, petroleum products, and storage tanks.
- Historical Research: A deep dive into past land use using aerial photographs, Sanborn Fire Insurance Maps, reverse street directories, building permits, and topographical maps

Phase II ESA: Subsurface Investigation and Testing
If a Phase I ESA identifies RECs, a Phase II Environmental Site Assessment is initiated to determine if contamination is actually present. Following ASTM E1903 standards, this phase involves intrusive testing to confirm or rule out environmental impacts:
