If a Phase I ESA identifies RECs, a Phase II Environmental Site Assessment is initiated to determine if contamination is actually present. Following ASTM E1903 standards, this phase involves intrusive testing to confirm or rule out environmental impacts:
- Media Sampling: Collection and laboratory analysis of soil, groundwater, surface water, and soil vapor samples.

When a Phase II investigation reveals significant contamination, a Phase III ESA—often referred to as remediation—is conducted to determine the magnitude of the release and implement a cleanup plan. This phase focuses on:
